PROPERTY TAXES WILL INCREASE.
 

This is bound to happen to properties within 2 km of the Alto stations. That's according to research from around the world.


This isn't just an unexpected little side effect.


It's actually part of Alto's financing plan. See the McGill economic study of Alto (January 2026) below.


Alto is counting on higher property taxes, which they expect to get back from the cities into the Alto pockets.


In big transport projects, this is called "land value capture."


It's used in Hong Kong, Los Angeles, Seattle, Japan, the U.K., Denmark, Australia, and other places.

The McGill economists' study says: "The success of the high-speed rail [Alto] relies on $12 billion of land value capture." That's assuming that the construction cost is $80 billion. 


We think the construction cost will be much more. So, expect property taxes to skyrocket for 2 km around each station. 


Whatever the construction cost, about 15% of it has to come from increased property taxes. Otherwise the Alto financing won't work, as McGill says in black and white.


Does that mean you can't pay your taxes? You'll have to sell your property? Gosh, that's just too bad.
